We retain a managed growth plan with a population rate increase of only about 4% per year and the infrastructure to support it. 3. Appreciation of home sales prices is gaining momemtum from 6 to 12% per year over the last 12 years or so with steady 10-15% or more in the last year. 4. We do not have massive new subdivisions competing with resales of older homes, just a balanced market. 5. Western Coloradans are not seeing a real estate "bubble burst" in our marketplace. 6. Competition for homes priced under $220K is really fierce with only a few homes at a time available; between $220-375K sales remain steady; over $400K there are more choices in homes than ever before but sales continue for the best priced custom homes. Million dollar homes are becoming more and more a regular option.
